Block Management
At Fletcher Torrens we understand that apartment owners within a communal block would like to enjoy their investment without the unavoidable substantial inconvenience of having to negotiate and manage cleaning, maintenance, insurance and other endless issues that arise from communal ownership.

The Fletcher Torrens Block Management Service incorporates the following:
- Arrange for the members’ block to be cleaned, maintained, painted and regularly inspected.
- Arrange any miscellaneous repairs to common areas as requested, process invoices and settle payments from the service charge account.
- Organise external repainting or similar work in line with the terms and conditions of the property lease.
- We will direct and inspect all work undertaken on behalf of the members to ensure high quality workmanship and value for money.
- Prepare the budget and advise the appropriate level of service charge.
- Collect all monies due in respect of the service charge.
- Call and attend Annual General Meetings, take minutes and provide shareholders with copies on request.
- Process small claims proceedings against defaulters.
- Arrange adequate insurance for the building, collect payments and process all claims.
- Supply information to solicitors with regard to past accounts, minutes, insurance, Memorandum and Articles of Association.
- Prepare detailed income and expenditure statements.
- Administer annual returns and financial statement to Companies House.
